THOROUGH ANALYSIS AND DESIGN ADDRESS ADVERSE CONDITIONS AND ENABLE PROPERTY SALES
Establishing itself in the U.S. market required a nationwide presence for one international food processor. After assessing its strategic needs, the firm determined that it had excess operations that needed to be divested. Because of the nature of the properties’ prior use, environmental due diligence was required.
Throughout a two-year period, Gannett Fleming experts from across the U.S. analyzed this client’s properties for adverse environmental conditions prior to sale. Altogether, the team completed 54 assignments that included Phase I and II environmental site assessments (ESAs) as well as remediation, energy audit, water quality, and stormwater projects. To save time and money, multiple assessments were conducted simultaneously.
What We Did
Our firm was responsible for identifying actual or potential environmental liabilities associated with the client’s properties resulting from previous or current activities on or near the sites. This included former truck depots and service stations, retail facilities, stormwater drywells, and other bakery properties. Any properties that passed the Phase I ESA were cleared for sale. Those that did not required a Phase II ESA to determine the full extent and source of the contamination.
Ultimately, three sites demanded remediation, including one that contained an impacted drainage system. For this effort, the team stabilized and remediated contaminated soil/sediment and standing water in the stormwater drainage structures. Following the cleanup and submission of final documentation, this site was issued a No Further Action by the county, allowing the sale of the 32-acre brownfield property.
